With El Niño predictions and mid-July timing, the Board expressed urgency; contractors estimate 2–3 weeks to start and 3–4 weeks to complete once authorized. Staff also noted the building has never been repainted with elastomeric paint (recommended every 8–10 years) and will seek quotes for that as a future item.
