The board approved a real property purchase agreement for the 151 Laws Avenue office building. The City of Ukiah will pay in two installments: $250,000 by June 1, 2026, and $250,000 by December 1, 2026, with the first payment held in escrow by the title company until closing. The board amended the interim lease terms to require the City to pay $4,257/month in rent during the interim period between the first payment and close of escrow, rather than a lump-sum termination fee only payable upon default. This deal replaces a previously discussed five-year lease-purchase structure that would have included interest payments and retroactive rent — those additional revenues (estimated ~$90,000 in back rent alone) are not included in this agreement.
